The Bank of Canada held its policy rate at 2.25% on September 2, 2026 — its seventh hold in a row. Its next announcement is October 28, 2026. Best-available 5-year fixed mortgage rates were around 4.2% in mid-September, with variable rates lower. Stable rates make it easier for buyers to plan, but they haven’t triggered a rush back into the market.
New listings are still coming on steadily (about 550 in Barrie over the last four weeks), while sales are slower than last year. With roughly five or more months of supply, Barrie is in buyer’s-market territory. Buyers can take their time, negotiate, and include conditions like a home inspection and financing — which was hard to do in 2021–2022.
Barrie’s detached prices are roughly where they were a year ago, while Simcoe County as a whole is down about 6% year over year (average $746,303 in August). The gap with the GTA remains large: detached homes in Brampton averaged about $999,000 and Mississauga about $1.3 million over the same recent four-week period.
