There is no single best neighbourhood in Simcoe County. There is the best one for how you want to live. Some buyers want a walkable street near the water. Others want a newer home near the GO train, a short drive to the beach, or an acre of quiet. Below is what each part of the area offers, with recent sale prices, so you can narrow the list before you start booking showings.
Prices are averages for one quarter of sales, not a value for any home. Check school boundaries, services and commute times for a specific address before you buy.
Barrie: pick your pace
Barrie is the largest city in the area, and its neighbourhoods feel very different from one another.
- Older, walkable streets near the bay. Allandale sits on the south shore of Kempenfelt Bay, with heritage homes, mature trees and the restored train station. The Grove, Queen's Park and West Village are early residential districts within walking distance of downtown (City of Barrie). These suit buyers who want character and a short walk to shops and the waterfront.
- The busy south and west market areas. Holly, Ardagh and Painswick South had the most sales of any Barrie market area from April to June 2026 (TRREB). Prices there sat close to the city average.
- The higher end of the city. Innis-Shore, in the south-east, had the highest average price of the market areas below.
Barrie has two GO train stations, Barrie South and Allandale Waterfront at 24 Essa Road, which matters if anyone in the home commutes south.
| Barrie market area, April to June 2026 | Sales | Average price |
|---|---|---|
| Holly | 60 | $669,870 |
| Ardagh | 58 | $657,830 |
| Painswick South | 52 | $681,419 |
| Innis-Shore | 33 | $764,406 |
| Allandale | 15 | $618,567 |

Midhurst: space, close to the city
Midhurst is part of Springwater Township, just north-west of Barrie. It has village streets and larger lots, and almost every sale is a detached home: 16 of 17 sales from April to June 2026, at an average price of $1,145,935 (TRREB). Trails nearby include the Nine Mile Portage, which runs about 15 km from Barrie to Fort Willow (Township of Springwater). Sumant and Shelley live here, so it is home for us too.
Innisfil: lake living south of Barrie
Innisfil runs along Lake Simcoe and includes Alcona, Cookstown, Lefroy, Stroud and other communities (Town of Innisfil). Alcona is the largest, with 77 sales at an average of $780,379 from April to June 2026. Rural Innisfil averaged $893,746 over 71 sales (TRREB). Beach parks include Innisfil Beach Park, and the Town's transit links residents to the Barrie South and Bradford GO stations.
Oro-Medonte: acreage and four seasons
Oro-Medonte is a large, mostly rural township north-east of Barrie, with communities such as Shanty Bay, Hawkestone, Moonstone and Horseshoe Valley (Township of Oro-Medonte). Homes here vary widely: rural Oro-Medonte averaged $1,081,364 over 52 sales from April to June 2026 (TRREB). Buyers should check wells, septic systems and school bus routes, since there is no secondary school in the township.
Bradford: the shortest drive south
Bradford West Gwillimbury sits at the south end of the county and has its own GO station. In September 2026 its average sale price was $913,635 over 44 sales, and homes that sold were on the market for 35 days on average, the shortest of the towns in this post (TRREB).
How to choose
- Start with the commute. Drive it at rush hour, or check GO times from the nearest station.
- Decide on services. City water and sewer, or a well and septic system. Each comes with different costs and checks.
- Check schools by address. Boundaries change, so confirm with the Simcoe County District School Board or the Simcoe Muskoka Catholic District School Board.
- Visit twice. Once on a weekday evening and once on a weekend, to see the traffic, noise and how the street is used.
