This is an estimate from the numbers you enter. It leaves out taxes and other items that apply to you. Confirm with your lawyer and advisor.

What the number means

Net proceeds are what is left of the sale price after the costs of selling and paying off what you owe. It is the money you can put toward your next home or your plans.

Costs to think about

  • Real estate commission and any tax on it. We explain every cost in writing before you sign.
  • Your lawyer's fees and disbursements.
  • Your mortgage payout, plus any penalty for ending it early. Ask your lender for a payout statement.
  • Adjustments for property taxes, utilities and similar items on closing day.
  • Repairs, staging and cleaning before you list.
  • Moving costs, and any overlap between homes.

Taxes

Selling the home you live in is generally not taxed as a capital gain in Canada under the principal residence exemption, but the sale must be reported on your tax return. Confirm with your accountant. Source: Canada Revenue Agency.
