Three ways to time it
Every plan has trade-offs. We go through them with you and your lender.
- Sell first, then buy: less pressure on your finances, but you may need a place to live in between.
- Buy first, then sell: you can move once, but you may carry two homes for a while. Ask your lender how that works.
- Line up the closings: the sale and the purchase close on the same day or close together. It takes planning and some give on both sides.
How it works

- Line up timingClosing dates planned together. Bridge options are for your lender to explain.
- MoveOne plan from offer to keys.
How we work with buyers
Before we show you homes or help you make an offer, we explain how buying works in plain language and ask you to sign a written buyer representation agreement. Ontario's real estate regulator, RECO, says this agreement must be in writing and presented to you as soon as possible.
It sets out the services we provide, how long the agreement lasts, how and when we are paid, and how either side can end it. The fee is negotiable, and we go through it with you before you sign. Please ask us anything you are unsure about, and take the time you need.
Once you are our client, we search for homes that fit, arrange showings, help you understand the area and the home's history, prepare and negotiate your offer, and stay with you through conditions and closing.

Frequently asked questions
Is this an appraisal?
No. It is our opinion of value based on local sales. An appraisal is done by a licensed appraiser.
Can I make an offer that depends on selling my home?
Some offers include a condition about selling your current home. Whether it is the right choice depends on the market and the seller, and we advise you on it case by case.
What if my closing dates do not match?
There are ways to bridge a gap, including a short-term rental or a lender's short-term financing. Ask your lender, and we plan around it.
