Your path home.

What is your home worth?

Give us a few details. A person at Sarin Team reviews your home and replies the same business day. This is our opinion of value, not an appraisal.

What you get

  • A written opinion of value from a person who knows your area, not an automated number.
  • The recent nearby sales and current listings we used, so you can see how we got there.
  • A plain explanation of what could raise or lower the figure: condition, updates, lot, street, timing.
  • A suggested next step, whether that is to list now, to prepare first, or to wait. Sometimes the honest answer is to wait.

What we look at

Every home is different, so we look at the details an online estimate cannot see.

  • Recent sales of similar homes on your street and in your neighbourhood.
  • Homes for sale right now, and how long they have been listed.
  • Size, layout, age, and what has been updated: roof, windows, kitchen, baths, mechanicals.
  • Lot size, backyard, parking, and any finished basement or in-law space.
  • What buyers in your area are asking for this season.

Our opinion of value, an online estimate, and an appraisal

An online estimate is a computer calculation from public data. It does not know your renovations or what the inside looks like.

Our opinion of value comes from a person who looks at nearby sales and your home's details. It is a professional opinion, not a guarantee of a sale price.

An appraisal is done by a licensed appraiser, usually for a lender. If you need one for a mortgage, estate or legal reason, we can point you to the right place.

What helps us give you a better number

  • The address and the year the home was built.
  • The rough size and number of bedrooms and bathrooms.
  • Major updates and roughly when they were done.
  • Anything we should know: a finished basement, a pool, a well or septic, an addition.
  • When you would like to move, if you know.

Who asks us for this

People ask for a value for many reasons, and none of them commits you to anything: you are curious, you are thinking about selling in the next year, you are separating or settling an estate, or you want to know where you stand before buying your next home.

Frequently asked questions

Is this an appraisal?

No. It is our opinion of value based on local sales. An appraisal is done by a licensed appraiser.

Does it cost anything?

We do not charge to give you our opinion of value.

Do I have to list with you?

No. A value request is not an agreement to sell. If you decide to list, we explain every cost in writing before you sign.

How long does it take?

We reply the same business day, including weekends. A full review with comparable sales can take a little longer, and we tell you when to expect it.

Will you come to see the home?

If it helps, yes. A visit lets us see the condition and updates, and Shelley can give staging advice at the same time. You can also start with a call.

Will you share my details?

We use them to reply to you and for nothing else unless you agree. See the consent wording on the form.
