Questions to answer first
- What do I want my days to look like in the next home: fewer stairs, less upkeep, a shorter drive to family?
- Do I want to buy first, sell first, or line up both closings?
- What do I want to keep, and what do I want to pass on or sell?
- What will the move cost, and how much will I have left to put toward the next home?

Our four-step plan
- Talk it throughA short call or a visit. We listen first, then give you a local opinion of value from a person, not an algorithm. It is not an appraisal.
- Prepare the homeShelley advises on staging and what is worth doing before photos. Staging advice, professional photos, video or drone and décor staging are included at no extra cost when you list with us.
- Go to market with a planPricing, timing and showings agreed with you in advance, so there are no surprises.
- Close and moveWe manage offers, conditions and the move date, and line up the next home if you are buying too.
Costs and taxes to think about
- The costs of selling, which we explain in writing before you sign.
- Moving and storage, and any overlap between homes.
- Property tax and condo or maintenance fees at the next home, if any.
- Selling the home you live in is generally not taxed as a capital gain in Canada under the principal residence exemption, but the sale must be reported on your tax return. Confirm with your accountant. Source: Canada Revenue Agency.

Frequently asked questions
Do I have to buy first or sell first?
Either can work. We look at your finances and timing with you. Speak to your lender and advisor too.
Is this an appraisal?
No. It is our opinion of value based on local sales. An appraisal is done by a licensed appraiser.
How do I know it is the right time?
There is no single right time. We look at your health, finances, family and the market with you, and tell you what we would do.
What if I am not ready to list?
Start with a value request and a conversation. Many people take months or a year to decide.
Can you help with the contents of the house?
We can introduce organizers, movers and estate-sale services. You choose who you work with.
