Spring is usually the busiest season for home sales, so more buyers are looking. More sellers list then too, though. The right time for you depends more on your own plans than on the calendar: when you need to move, whether you are buying next, and what your mortgage allows. Homes sell in Barrie in every season. What matters is planning backwards from the date you need to be out.

What the seasons do to the market
Home sales follow a yearly rhythm. The Toronto Regional Real Estate Board, whose system also covers much of Simcoe County, explains that April, May and June “are almost always the strongest” months for sales. It also notes that sales tend to pick up again in the fall after a slower summer (TRREB).
That rhythm cuts both ways. Spring brings more buyers, but more competing listings too. A quieter month can mean fewer buyers, but also fewer homes for them to choose from.
Here is what this fall looked like in Barrie, from homes sold through TRREB’s MLS System in September 2026 (TRREB Market Watch, Simcoe County):
| Homes sold | 130 |
| New listings | 513 |
| Active listings | 888 |
| Average days on market | 40 |
| Average sale price as a share of list price | 98% |
These figures cover only sales recorded in TRREB’s system, not every sale in Barrie. They describe the whole market, not your street or your home.
Your own timing matters more
The calendar is one input. These usually matter more:
- When you need to be out. Work back from that date. Leave time to get ready, time on the market, and the closing period in your agreement.
- Whether you are buying next. If you are selling and buying, the two dates need to fit together. Our selling and buying page walks through the options.
- Your mortgage. Breaking a mortgage before the end of its term can mean a penalty, and some mortgages can be moved to a new home. Ask your lender before you pick a date. Confirm with your lender.
- Getting the house ready. Repairs, decluttering and staging take time. Starting a few weeks earlier usually costs less than rushing.
- Life. School years, a new job, health, or family can matter more than any market trend.
Selling in fall and winter
If you are thinking about listing before spring, a few things help:
- Light and warmth. Days are shorter, so turn on every light for showings and photos, and keep the house warm.
- Safe access. Keep the driveway, walkway and steps clear of snow and ice.
- Photos that match the season. Current photos are more honest than summer shots, and buyers notice.
- Pricing to the market as it is now. A local review of what has sold near you recently is worth more than last spring’s numbers.
If spring suits you better, fall and winter are a good time to plan: get a home value review, fix what needs fixing, and choose a listing date with time to spare.
Frequently asked questions
Is spring always the best time to sell in Barrie?
Spring is usually the busiest season, but busy means more competing listings too. The right time depends on your plans and on what is selling near you.
Do homes sell in winter?
Yes. Homes sell in Barrie in every month. Buyers who look in winter are often on a deadline of their own.
How far ahead should I start planning?
Work back from the date you need to move, and leave time to get the house ready, for showings and offers, and for the closing.
Should I wait for prices to go up?
No one can promise where prices will go. A local review of recent sales near you is a better guide than a guess about the future.
