How Long Does It Take to Sell a Home in Barrie and Simcoe County?

By Sarin Team · October 21, 2026

In September 2026, homes that sold in Barrie were on the market for an average of 40 days before they sold. Counting from the day a property was first listed, including any time on an earlier listing, the average was 59 days (TRREB). After you accept a firm offer, the closing date is usually 30 to 90 days away (CMHC). So for most Barrie sellers, the whole process from listing to keys takes roughly two and a half to five months on average, plus whatever time you spend getting the house ready.

What the latest numbers say

The Toronto Regional Real Estate Board (TRREB), whose MLS System covers Barrie and much of Simcoe County, publishes two “days on market” figures. One counts days on the listing that sold. The other counts days since the property was first listed, so it picks up homes that were taken off the market and relisted. The gap between them is worth noticing: some homes need a second try.

September 2026 Days on the listing that sold Days since first listed Sale price as a share of list price
Barrie 40 59 98%
Springwater (includes Midhurst) 42 59 97%
Simcoe County overall 46 64 96%

For the year to date, Barrie averaged 36 and 55 days. September ran a little slower than the year as a whole.

Supply matters too. Barrie had 888 active listings at the end of September and 130 sales that month (TRREB). That works out to almost seven months of homes for sale at September’s pace, which is our own calculation from TRREB’s figures. When buyers have that much to choose from, they take their time, and homes that are priced or presented poorly tend to sit.

The full timeline, from first call to closing

Days on market is only the middle of the story. Here is how a typical sale fits together.

  1. Getting ready. Decluttering, small repairs, cleaning and photos. This can take a week or two for a home in good shape, or longer if you are tackling bigger work. Our guide to what to fix and what to skip can help you keep this short.
  2. On the market. In Barrie this averaged 40 days in September 2026 for homes that sold (TRREB). Your home may be faster or slower than that.
  3. Conditions. Many offers are conditional, for example on the buyer getting mortgage approval or a home inspection. If a condition is not met, the buyer can change or cancel the offer (CMHC). The number of days for conditions is set in each offer, so your agreement will say exactly how long the buyer has.
  4. Closing. Once the offer is firm, the closing and possession dates are usually 30 to 90 days from the date of the agreement (CMHC). You can ask for a date that suits your move.

If you are buying another home at the same time, line up both closing dates before you sign. Talk to your lawyer and lender about the timing, since bridge financing and closing dates depend on your own situation.

What makes a home sell faster or slower here

Averages hide a wide range. A few things shape where your home lands.

  • Price. This is the biggest one (see how to price your home in a changing market). In September, Barrie homes sold for 98% of their list price on average (TRREB). Homes priced close to what buyers will pay tend to move. Homes priced high often sit, and then sell after a price cut or a relisting, which is part of why the “days since first listed” number is higher.
  • Competition. With close to seven months of supply in Barrie, buyers can compare. Your home is measured against the others listed nearby at a similar price.
  • Condition and presentation. Clean, bright, well-photographed homes get more showings in the first weeks, when interest is highest.
  • Season. TRREB notes that spring months are usually the busiest for sales. Our post on the best time to sell a house in Barrie explains how to plan around the calendar.

No one can promise a sale date. What a good plan does is set a realistic price and timeline from the start, so you are not chasing the market later.

FAQ

How long does it take to sell a house in Barrie right now?
In September 2026, Barrie homes that sold were on the market for 40 days on average, or 59 days counting from the first listing (TRREB). Closing usually follows 30 to 90 days after a firm deal (CMHC).

Is a home in Midhurst or Springwater slower to sell?
Not by much this fall. Springwater averaged 42 days on the listing that sold in September, close to Barrie’s 40 (TRREB). Individual homes vary widely.

Can I choose my closing date?
Yes. The closing date is part of the offer, so you can ask for the date you want and negotiate it with the buyer. Confirm the timing with your lawyer, and with your lender if you are buying too.
